Recently I’ve noticed far fewer people on the slopes than usual. Gone are the days of having to wait at least 15 minutes before getting onto any ski lift. Does this make investing in mountain resorts any less attractive? Not according to the EHL Insights. In fact they say now is a good time to invest in a Swiss ski resort hotel, or buy property that can be rented out to tourists.

There is an increase in tourists, families with children and environmentally conscious people visiting Alpine resorts in summer. Emphasis being on a more natural eco-tourism experience. The prognosis for Swiss Alpine resorts is that there will be an upsurge in bookings over the coming seasons. In particular with families booking apartments for an entire Summer season.

Davos being the highest Swiss Alpine resort and once again hosting the WEF certainly is one-of, or the best and most sustainable Swiss Alpine resorts to invest in. Davos is just under a 2 hour drive from Zurich making it the perfect weekend getaway.

The Best Swiss Mountain Vacation & Investment in One

The Residences at the Hard Rock Hotel Davos truly give you the feeling of living like a Rock Star in the Swiss Alps.

I always like putting things in a nutshell so decided to list out some fun facts and real reasons why the Residences at the Hard Rock Hotel Davos truly are the best Swiss Mountain Vacation and investment in one:

  1. The concept is that each owner uses their apartment for a maximum of 8 weeks a year. Three of which can be in high season. The hotel rents the residences out for the remaining dates.
  2. Based on the usage of point 1. a ROI (return on investment) between 2.5 – 3.5% is expected. Even taking into account current glitches such as no WEF and Covid.
  3. Each of the Residences have beautiful mountain views.
  4. Residence owners do not need to worry about a thing; marketing, sales, cleaning and repairs are all taken over by hotel staff.
  5. As a Residence owner you can use the entire infrastructure of the hotel and have discounts in restaurants and for spa treatments. (You might also like to read about my recent stay at the Hard Rock Hotel Davos.)
  6. Residence rental income calculations are done on an individual basis. Income is shared between the Residence owner (60%) and the Hard Rock Hotel Davos (40%). Profit payouts are made once a year.
  7. Renovations do not need to be paid for individually. Instead a yearly payment is made into a renovation fund and the Hard Rock Hotel takes care of everything else.
  8. The Residences are designed by the internationally acclaimed architects Woods Bagot. All interiors are designed according to a standardised concept. However if owners have specific picture wishes etc within the concept this can be arranged.
  9. Of the 15 Residences built so far, 8 have already been sold. See here for details of those still available with prices of those available starting at CHF 1.2 million.
  10. Despite being designed according to a standardised concept, each Residence is unique in it’s layout. See here for a small preview of different Residences – I had to try a few out for fun. Let’s face it otherwise this article would not have been real – smile!
